Start with a conversation and a lender, in that order. We have agents who specialise in first purchases, and the first job is working out what you can comfortably afford before you fall in love with something. From there we cover the whole sequence, offer, inspection, appraisal, attorney review and closing, without assuming you already know the terminology.
Yes. In a competitive market a seller will usually not take an offer seriously without a pre-approval attached, and it tells you your real budget rather than an estimated one. We can connect you with lenders we work with regularly, though you are free to use your own.
It depends on the loan programme, and a lender is the right person to answer it for your situation. It is worth knowing that the traditional twenty percent is not the only option, there are conventional, FHA and first time buyer programmes with lower requirements, and New Jersey has assistance programmes some buyers qualify for.
A property being sold without a public MLS listing, often because the owner wants privacy or a quicker, quieter transaction. These surface through agent relationships rather than search portals, which is why an active brokerage network matters, particularly for investors.
The search is the unpredictable part and depends entirely on inventory and how specific your requirements are. Once an offer is accepted, closing in New Jersey commonly takes somewhere in the region of 30 to 60 days, subject to your lender, attorney review and the inspection.

Overpricing is the most expensive mistake a seller can make, a stale listing invites lower offers than a correctly priced one ever would.
Less than most sellers expect. We walk the property and tell you which repairs will return more than they cost and which will not, so you are not spending money on a renovation the buyer will change anyway. Presentation and cleanliness almost always outperform major work.

Yes, and we keep them in-house rather than referring them out. Short sales mean negotiating directly with the lender when the mortgage exceeds the property value, and pre-foreclosure situations are usually about acting quickly. Both are worth a conversation early rather than late.
Yes. We have Certified Probate Specialists on the team who guide families through court-supervised sales. These sales carry requirements a standard transaction does not, and they usually arrive at a difficult time, so the process matters as much as the price.

The office at 211 A Centennial Ave, Cranford, NJ 07016 is open 9:00AM to 6:00PM, Monday to Saturday. Real estate rarely respects office hours though, so if you need us outside them, ask.
